The average residential sale price in the Saskatoon housing market has increased by seven per cent across all property types between January 1 and July 31, 2025, from $336,172 to $359,186. The number of sales increased by 2.6 per cent for the same time period from 3,067 to 3,148. The number of listings decreased by 0.7 per cent (from 14,756 in 2024 to 14,656 in 2025). 

Trends in the Saskatoon Housing Market

Average sales prices across all property types are anticipated to rise by three per cent through the end of 2025, while the number of sales is predicted to also rise slightly, by one per cent. Average house prices are expected to remain constant through the end of the year, though more interest rate cuts could a small uptick in the average sales price. Sales are expected to grow from one to 1.5 per cent over the next four months. 

The Saskatoon housing market in Q4 2024 experienced a seller's market due to a shortage of housing supply. This is expected to remain consistent for the rest of the year.  New Canadians are primarily driving sales in the region due to strong demand for homeownership among recent arrivals. Many are motivated by long-term stability and investment potential, which has helped sustain market activity despite broader uncertainty. Not enough inventory remains the biggest challenge in the market, some sellers in the region have adjusted their expectations to reflect current market conditions.  

Broader economic uncertainty has not had impacted the region as much. The price points in Saskatoon are relatively speaking, more affordable. First-time buyers in Saskatoon are trending slightly older than they have in previous years, averaging between late twenties to early thirties, with some receiving financial support from their parents. 

Emerging neighbourhoods in the Saskatoon housing market, including Brighton, Kensington and Aspen Ridge, are experiencing increased appeal, largely driven by new Canadians seeking homeownership. These areas benefit from strategic locations with convenient access to employment and retail centres, a diverse range of housing options, and local amenities such as parks, commercial areas and community spaces.
