As a result of the pandemic permanently changing the work environment with many companies in certain industries moving to permanent work from home, along with the “Alberta is Calling” advertising campaign, Alberta’s two major cities, including Edmonton, have seen an influx of new residents from places such as Toronto and Vancouver moving to the region for its liveability, and relative affordability.

Summerside is among the best neighbourhoods in Edmonton, and arguably the best. This man-made lake community was originally developed by Brookfield more than 20 years ago, and homebuyers here enjoy a tranquil lake-side lifestyle.

A close second on our “best neighbourhoods in Edmonton” list is the suburb City of St Albert. There is also a similar, new man-made lake community in the area as well which homebuyers are drawn too – Jensen Lakes.

These neighbourhoods are among the best places to buy in the city, as they are in their final phases of last lots being available for new construction. They  offer a variety of housing types, such as entry-level condominiums and townhouses, all the way up to luxury high-end backing the lake. In 2024 YTD, for sales in Summerside, the low price for condos was $154,000 with the average price point being $475,000 and the highest at $1.8M.

Demand in the Edmonton is primarily being driven by city lovers with no kids, suburban families/move-up buyers and luxury seekers.

We asked RE/MAX brokers and agents to weigh in on their market, and help identify some trends and the best neighbourhoods in Edmonton. Here’s what they said.

Top concerns for homebuyers in Edmonton are:

  • Low housing supply
  • Crime rate

Top 3 liveability qualities buyers seek in Edmonton are: 

  • Affordability
  • Safe, family-oriented neighbourhoods
  • Green space, whether it be larger yards or proximity to outdoor space

Best Neighbourhoods in Edmonton

Top 3 most affordable neighbourhoods:

  • Downtown/Rossdale condos
  • Callingwood, Lymburn, and the west-end of Ormsby Place. There is a mix of single family, townhouse and apartment style condos in these neighbourhoods.
  • North East – Claireview/Kirkness – Mix of single family, townhouse and apartment style condos

Top 3 up-and-coming neighbourhoods:

  • Keswick – Newer community near river valley in SW
  • Chappelle
  • Deer Ridge & Erin Ridge in St Albert

Top 3 most luxurious neighbourhoods

The top three most luxurious neighbourhoods in the region are Glenora, Crestwood, Parkview and Laurier Heights node – which runs along River Valley in the west end, with older, large lots. These are mature, luxury areas, with close proximity to downtown and other amenities.

Windsor Park and Belgravia, which are right near the University of Alberta campus  Southwest Windermere, newer area with larger lots and some river backing lots and acreages too.

Advice to homebuyers

“Buy now!” says John Carter, Broker/Owner of RE/MAX River City, based in Edmonton. “Edmonton used to be on sale when compared to other major Canadian cities, but others are seeing that and moving and investing here which is driving up those values. So, if buyers are interested in the market, they need to act fast.”

John also advises that working with an expert real estate agent with experience in seller’s market conditions, and the target area or property type you’re looking for, is key.

Other advice from John: “Plan for four-season living. Edmonton is the festival city, with so much to do all year around. Plan accordingly for the type of activities and hobbies you enjoy. Choose a location and property type that allows you to be close to parks, mountain bike trails, tennis or golf, skiing, night life, top restaurants and more. Edmonton has matured into a genuine metropolitan city that offers a lot, but if you choose the wrong location for your needs, just like any city, you can feel disconnected.”

John suggests hiring an agent that specializes in relocation and will take the time to learn about you to suggest locations and properties you may not have even known existing. “Like Summerside, a man-made recreational lake community. Or Hodgson or Cloverdale, where you can ski out of your back door in winter. If you have a dog, make sure you’re close to one of the amazing, natural dog park off-leash areas. Or if you want walkability/bike lanes, choose locations which are most well-built-out for that lifestyle.”
