Quality-of-life aspects in Toronto go beyond green spaces and transit. Now more than ever, in addition to affordability, Torontonians are focused on a sense of belonging, peace of mind and diversity. For homebuyers, the best neighbourhoods in Toronto are a toss-up between Leaside, East York, Trinity Bellwoods, Beaches-Leslieville, Davisville, Midtown, South Etobicoke and Bloor West. Homes here have character, are often renovated and modernized, and tend to have the most appeal. Mature neighbourhoods, particularly the more modernized ones, are also in high demand.

In addition, these neighbourhoods are also located ear neighbourhood businesses, offer a sense of community and are within proximity of downtown, which is once again becoming important, even with the rise in remote work, as more and more workers are being asked to return to the office several times a week.

Demand in Toronto is primarily being driven by city lovers with kids, suburban families/move-up buyers, and first-time homebuyers.

We asked RE/MAX brokers and agents to weigh in on their market, and help identify some trends and the best neighbourhoods in Toronto. Here’s what they said.

Top concerns for homebuyers in Toronto are: 

  • Affordability
  • Low housing supply
  • Crime rate

Top liveability qualities buyers seek in Toronto are: 

  1. Parks for families (green spaces/families)
  2. Walkability to restaurants and businesses

Best Neighbourhoods in Toronto

The affordability factor: Given Toronto is expensive generally, it’s less about neighbourhood affordability and more about the type of property within the desired neighbourhood. Currently, in Toronto, semi-detached and row houses are the most affordable and desired.

Top 3 up-and-coming neighbourhoods:

  • Trinity Bellwoods
  • King West
  • Queen West

Advice to homebuyers

“The biggest challenge is going after a want over a need,” says Tim Syrianos, Principal Broker of Record and Owner, RE/MAX Ultimate Realty Inc., based in Toronto. “Trying to get the ‘forever home’ the first time you’re shopping – this needs to change. Be realistic and work with a professional real estate agent to help you get the most bang for your buck.”

Tim also suggests buyers look at what they need today, what’s most important to you, and focus on the price point to get into the market. Mindset around owning more than one property has changed.

Finally, “Buying a property for the kids and renting it out isn’t a bad idea, but the lack of supply is changing people’s perceptions on the market. Work with a real estate agent to go over your options.”
